Signs your roof is due for replacement

No roof lasts forever. Most tile and slate roofs across Cheshire give decades of service, but age, storm damage and failing fixings eventually catch up. Homeowners usually call us when they notice:

  • Repeated leaks that keep coming back after repairs
  • Slipped, cracked or missing tiles and slates after every spell of bad weather
  • Daylight, damp patches or mould showing in the loft
  • Mortar crumbling off ridges and verges — a prelude to tiles lifting in high wind
  • A roof that simply looks tired and lets the whole house down

If that sounds familiar, a re-roof is usually better value than a fourth or fifth repair. One job, done once, protects the house for decades and is a genuine selling point when you come to move.

How we build a roof that lasts

A re-roof is more than new tiles. We scaffold safely, strip the existing covering back to the rafters and inspect the structure before anything new goes on. Then we rebuild in layers: breathable roofing membrane, treated timber battens fixed to gauge, and your chosen tile or slate — from modern interlocking tiles to traditional slate work that suits Cheshire's older housing stock.

We finish with mechanically-fixed dry ridge and verge systems instead of mortar, so there's nothing to crack, wash out or maintain. Ventilation is built in at the ridge and eaves to keep condensation out of the loft, and where the roofline needs it we renew fascias, soffits and gutters while the scaffold is up — the cheapest time to do it. Old materials are removed and the site left tidy every night.

Straight answers before you commit

We survey first and quote in writing, explaining what's failed, what can stay and what genuinely needs replacing. If an honest repair will do, we'll tell you — our Facebook reviews mention us being "straight up from the start", and we intend to keep that reputation. New-build and extension roofs are quoted from drawings or on site.

New Roofs & Re-Roofs — your questions answered

How long does a full re-roof take?

Most straightforward house re-roofs take around one to two weeks depending on size, access and weather. We keep the building watertight at every stage — stripping and re-covering in sections — and we'll give you a realistic programme before we start.

Do I need a new roof, or will a repair do?

It depends on how widespread the failure is. Isolated damage — a few slipped tiles, one leaking valley — is usually a repair. Recurring leaks in different places, perished underfelt and failing fixings across the roof point to replacement. We'll survey, show you what we find, and quote honestly for the right job.

Can you match my existing tiles or slates?

In most cases, yes. We work with a wide range of concrete and clay tiles and natural and fibre-cement slates, and we'll show you samples that suit your property and, where relevant, your conservation area or listed-building requirements. Final material choice is always agreed with you before ordering.

What does a new roof cost in Cheshire?

Cost depends on roof size and pitch, tile or slate choice, access and scaffold, and whether timbers need attention — so any honest price starts with a survey. Request a visit and you'll get a written, itemised, no-obligation quote rather than a guess.
